What is in and what is out in the minds of potential buyers? For most Americans, one’s home is their single biggest asset, so when it comes time to sell, the desire is to secure the most money. A common question is: “What are potential buyers looking for?”

When it comes to real estate, that full answer may relate to your geographic area; for example, a pool in a state like Arizona may be a must, while in a state with a long winter season such as Michigan, a pool may have less value.

General Rules

In general, items that can bring potential value are those that a new home owner may not want to spend money on or a renovation that would be overly burdensome. Additionally, items that may also add value are those elements that may be unique to your dwelling, such as an original architectural detail or unique feature or amenity.

Not sure how your property could stand out? Here are key elements that will help make your property shine and could boost your home’s selling price.

High ceilings. In general potential buyers are attracted to high ceilings because they help make a space feel open and bright.

Organized and built-in closets and storage. This is very desirable to potential buyers who want to avoid this expense upon moving in.

Fireplaces. Regardless of the location, fireplaces are an attractive feature.

Water access. Properties with water access often come with a higher price tag.

Architectural features. From original wood, stained glass or an element that is no longer “produced,” historical details and elements hold value.

Extra rooms. Even if a room doesn’t have a closet or qualify as a bedroom, it can add value as it helps to expand the home.

Greenery, landscaping and outdoor space. Gardens are desirable as is landscaping, which can be expensive for a new owner.

Sound proofing. This may seem unusual but many people value a “solid built” home with solid walls as opposed to those that are thin and carry sound.
