NEW YORK—A penthouse condo at V33, an exclusive building in Tribeca with only seven apartments, topped the residential charts for most expensive sale in July, according to data from StreetEasy. The penthouse, designed by Winka Dubbeldam, sold for $13,746,375—down from the listing price of $14,950,000 a year ago. The four-bedroom, four-bathroom condo has 4,489 square feet on the seventh floor.

Overall, it was Upper Manhattan that took the most sales during the last year, with an increase of 107.3 percent since July last year, according to the StreetEasy Manhattan Condo Market report. Predictably, it was also Upper Manhattan that has the largest drop in inventory—down by 19.6 percent.

In general Manhattan inventory was down an average of 12.6 percent year on year.

The report findings show a total increase in contract volume—and median price—since last year, and a decrease in inventory “across all major markets.”

In July, the contract volume rose 22.3 percent from last year, with a 30.5 percent increase for starter apartments (studios and one-bedroom apartments) and a 14.9 percent increase for family apartments (two bedrooms and up). Closing rates were up by 2 percent compared to last year, but at a lower volume.

The median price in July overall was $995,000, with an inventory of 10,242 apartments and 888 contracts, according to the report.
