Developers Team Up to Offer Luxury Urban Oasis in Vaughan

Imagine a bucolic refuge nestled in the proliferating urban milieu that is Vaughan. That’s exactly what The Residences at Pebble Creek, a 59-unit luxury boutique townhouse development, promises to offer residents looking for superlative finishes without having to break the bank.

Located in a pastoral enclave off Highway 7, The Residences at Pebble Creek might also be one of the last townhouse projects the city sanctions in the area. The joint development between builder Falconcrest Homes and developer Graywood Developments—the companies have collaborated on projects going back 15 years—is slated for May 2017 occupancy in an area brimming with amenities.

Falconcrest, established in 1989, is a family-run business helmed by brothers James and Paul Di Luca that has built in excess of 1,600 homes. Among its most noteworthy developments are Credit Ridge in Brampton, Main Street Village in Milton, Vasari Towns in Vaughan, and Sonoma Heights in Vaughan.

Founded in 1985, Graywood has built over 25,000 units of housing and hotels. Among the notable are the Ritz-Carlton Toronto, The Mercer, and Ocean Club. Two other recent projects include Five—located on St. Joseph Street, just south of Yonge and Bloor—and the Mississauga luxury townhouse development, Shipp Place.

The Residences at Pebble Creek is a project dressed to the nines in finishes, but as the development team told The Epoch Times, the area in which it’s being built is an extension of its allure.

“The fact that you have a lot of existing infrastructure already in place, that it’s close to shopping, restaurants, and transit literally outside your front door, makes the lifestyle unparalleled,” said James Di Luca. “It has a boutique feel to it and you feel removed from the existing elements once you’re on the property.”

With nearby Vaughan Mills, which offers high-end shopping options like Holt Renfrew and Saks Fifth Avenue, Vaughan has emerged as one of the GTA’s most fashionable areas outside the downtown core. While premier restaurants surround The Residences at Pebble Creek, transit development in the area is arguably leaps and bounds ahead of other GTA regions. In addition to Viva, the LRT and GO transit, the new Toronto-York Spadina subway extension will be less than a 10-minute drive from The Residences at Pebble Creek.

The area is replete with some of the country’s best golf clubs, too, and a bustling farmer’s market.

“You’re literally five minutes from the world-renowned golf course, The National Golf Club of Canada, which is probably the best golf course in Canada,” said Alda Neves Dubé, Sales & Marketing Director of Intercity Realty, the brokerage overseeing The Residences at Pebble Creek. “The Country Club, another fantastic golf course, is nearby, and you have Market Lane Shopping Centre which has beautiful boutique shops and a farmer’s market every Saturday. They’re all a five-minute drive from here.

“At The Residences at Pebble Creek, you’re surrounded by such mature trees—some as old as 80 years old—and when you stand on site you really forget where you actually are. You don’t hear the hustle and bustle of Highway 7, and even though you feel far removed, you have every amenity imaginable right there.”

Neves Dubé says 20 percent of buyers so far are Chinese, and are sure to make use of Nations Fresh Foods Pan-Asian Grocery Store, located a few minutes away at Highway 7 and Weston Rd. The development is also surrounded by some of the best schools in the GTA, like the Woodbridge Montessori Private School and Woodbridge College, as well as Country Day School and Villa Nova College 20 minutes away in King City, and the French Immersion École La Fontaine in Kleinburg—also 20 minutes away.

The Residences at Pebble Creek’s exterior design is sure to both remain timeless and seamlessly blend into its pastoral surroundings. The developers consulted potential customers on the design they'd like, and there was overwhelming demand for beautiful brick and stone structures.

“We want the project design to reflect a classic, timeless aesthetic,” says Stern. “Our team highlighted the surrounding nature, and ensured that homeowners can enjoy the peaceful ravine setting—which includes protected valley lands—and lush vegetation that comprise The Residences at Pebble Creek.”

“Each individual townhouse comes with its own sizable rooftop terrace and natural gas BBQ hookup. This is a huge plus. These terraces are fitted with electrical power outlets and an exterior closet, so you can keep a fridge out there instead of having to run back-and-forth into your home. You can stay out on the terrace and truly entertain your guests.”

“These homes have features that would be considered upgrades on other projects,” said Stern. “But because of the prestigious nature of this site and the fact it’s a boutique development, we pushed to offer fully-loaded units that surpass expectations and deliver an exceptional end product.”

No square-inch will be underdeveloped. Unlike most townhouse projects, The Residences at Pebble Creek’s buyers can opt for finished basements. Part of that decision was informed by preferences within the Chinese community.

“We find through our research and sales that the Chinese market loves to have extra space available to them and they love to have finished basements,” said Neves Dubé, “So in this project Falconcrest and Graywood thought it would be a great idea to offer finished basements.”

Another major interior feature is the inclusion of home elevators, which would be especially practical for downsizers, says Di Luca.

“We find that in today’s market people want more luxury and the convenience of an elevator, so if you’re an empty-nester you might not want a townhouse with a lot of stairs,” he said. “We solved the issue with an elevator, whether you’re a first-time homebuyer or a downsizer.”

Falconcrest has its own décor centre, and The Residences at Pebble Creek buyers will have the chance to choose finishes and upgrades over the course of two appointments, free of charge. The first will be a “structural appointment,” at which buyers will customize their units, albeit in a limited capacity. The second, more elaborate, appointment will be to select colours and finishes.

“These homes are coming fully loaded with features we consider upgrades on other projects, but because of the level of exclusivity on this site, because it’s a boutique, we wanted to offer it fully-loaded,” said Stern.

The Residences at Pebble Creek is now under construction. Take advantage of pre-construction prices and the limited-time bonus package, offering up to $30,000 in upgrades—that’s in addition to a basic package of three stainless steel appliances and a washer and dryer.

As well, Brokers are protected.

“The Chinese buyer is a discerning buyer and loves luxury,” said Neves Dubé. “Not only do houses come beautifully appointed and finished, but we offer, for a limited time, up to $30,000 in upgrades.”
